Carpet replacement, trim replacement, & wall painting which will require shifting, lifting of office furniture per phase. Replacement of vinyl stair treads & vinyl flooring at stair landings and limited wall repairs prior to painting. The building will be occupied at all times during normal working hours, and it is anticipated the work to be conducted in fourteen phases. All carpet & carpet mastic will be Owner furnished and stored in Contractor furnished storage container on site.

Installing a single backup generator to supply electrical power to the entire complex during a utility power outage. the work will include installing a diesel generator, pad-mount medium voltage transformers, and a medium voltage switchgear automatic transfer switch. Site work including grading, concrete, & paving will be required.

Replacing the fire alarm system throughout buildings located across the Campus. This includes the removal & replacement of existing fire alarm control panels and signaling devices and provide a fully addressable fire alarm system, which will be networked to allow for system monitoring of each of the cottages located in the Administration Building.

New comfort station consisting of separate men's & women's restrooms, each with 4 stalls & 4 sinks; additionally there are 4 shower rooms, each with a stool & sink.

Removal & replacement of existing casework, display cabinets, grilles, devices, fixtures, ceilings, partitions and other items to meet ligature resistant requirements.

Replacement of windows at the building perimeter. Replacement windows to be fixed with shatterproof laminate. Existing interior window treatments to be removed & reinstalled. Existing exterior security screens to be removed & reinstalled. Existing awnings are to remain (may be removed & reattached during construction). Interior sills to be replaced with solid surface material. Atrium glazing system shall be an add alternate cost.

Replacement of TPO & shingle roof, tuckpointing & minor replacement, partial electrical system replacement, new tie rail system, concrete replacement & paving of area west of barns.

Indefinite delivery / quantity type of contract for the performance of general construction services including, but not limited to, minor construction, repair, renovations, alterations, & maintenance.

Indefinite delivery / quantity type of contract for the performance of general construction services including, but not limited to, minor construction, repair, renovations, alterations, & maintenance to heating, ventilation, and air conditioning equipment.

Renovation of restrooms, bathrooms, and shower rooms.
